Before you confirm your booking, please be aware that we require guests to sign a separate rental agreement as part of the booking process. This agreement outlines important details about your stay, including house rules, check-in/check-out procedures, and other essential information. Please treat the property with respect. If there are any issues, we'll do our best to respond ASAP, but there is no one on-site 24/7. Early Check-In & Late Check-Out Early check-ins and late check-outs are subject to availability. If available, the fee is $20.00 per hour (minimum of one hour). Please reach out as soon as possible if you’d like to request an extension. Security & Monitoring For the safety and security of our guests and the property, we have motion-activated cameras installed on the exterior areas only. These cameras record audio and video and monitor entrances, patios, and pool areas (if applicable). Additionally, we use a noise monitoring device inside the property. This device does not record audio or video but helps us ensure that noise levels remain respectful for neighbors. AGE REQUIREMENTS The primary booking guest must be at least 21 years of age for an apartment and age 25 for a single family house. The primary booking guest is required to be present for the duration of the stay and is responsible for all guests, visitors, and compliance with house rules. Reservations made by guests who do not meet the minimum age requirement may be canceled prior to check-in or during the stay, without refund, if the age requirement is found to be misrepresented. This policy is in place for safety, insurance, and property protection purposes and is applied consistently to all guests.

Josh had great communication, even late at night when we booked. Josh’s apartment presents a great value for those needing pet friendly accommodations. We stayed here for a night and had a perfect stay. The apartment itself is thoughtfully configured with pets in mind and has a comfortable bed. It’s fully equipped with a kitchen, couch, full restroom with a tub and tv. It’s walkable and near some of Montgomerys famous downtown spots. I wouldn’t hesitate to stay here again and recommend this spot.

Decent place, looked as described. Clean bed. The host was very responsive. Couch looked dirty, shower/tub faucets had mold inside, small roaches in the kitchen. And the A/C stopped working my last day there.

This place was a great place to stay. There are terrific coffee shops and restaurants within walking distance. Montgomery, AL is a terrific city with a lot of historical museums and places to go to learn about the Civil Rights Movement.

We had a great time at Josh's Sunny downtown place. Josh was very responsive from the initiial booking. He was very accommodating with my pre-travel concern and worked with me to find the perfect location change. This place was wonderful and fit our needs perfectly. Quiet area and we were able to walk everywhere. Perfect location for taking in all historic sites as well as spending time downtown. Josh was very timely with responses.
